Complying with the numerous complex regulations governing cooperative and condominium housing requires accurate record-keeping procedures and organizational skills. Century Management monitors timetables and other actions necessary for making the timely inspections required for filing documents with government agencies. The comprehensive Building Information Profile is an important tool in assisting our team and the board to meet all required compliance actions.

Day-to-Day Building Operations Management

As a component of our property management program, Century will coordinate your building’s staff responsibilities. We also include development of reporting procedures, employee log forms and inventory control systems within that program. Century will develop a Staff Manual tailored to your building’s needs, which includes work schedules, job descriptions and procedures.

Monthly Meeting Plan

In addition to actively participating at the monthly meeting, Century will first assist the board in planning it, and will serve as an information resource, providing support and advice on important matters and issues confronting the board.

On-Site Building Visits

Our dedicated property management team will regularly visit your building and inspect the grounds to check for potential problems. In addition, we’ll complete a thorough monthly roof-to-basement inspection. To ensure your satisfaction, photographs of the inspection are available upon request. This way, board members can oversee the inspection at their leisure.

Monthly Management Report

Your Monthly Property Management Report includes a summary of your building’s financial, legal and physical status, as well as an update on the progress of current projects.

Development of Communications Systems

Between Shareholders and Boards, Century Management can develop a communications program that may include regular seminars for residents and board members, a periodic newsletter on issues pertaining to your building and other tools that will facilitate easy communication with your building’s residents and staff.

Consultation for Evaluating Building Systems

With the assistance of a professional engineer or architect, Century Management will evaluate all building systems, noting recommendations for maintenance or replacement of inefficient systems.

Evaluation and Implementation of Security

Services Management will do a walk-through security evaluation and provide the board with a written report detailing the security needs of your building.

Energy Management Programs

Century will consult with your board regarding ways to conserve energy and cut costs for your property. Additionally, we will make recommendations for renovations or alterations that will help improve your building’s energy efficiency. Energy consumption reports and graphs are prepared and utilized and adjusted for degree days.

Century Purchasing Power

With 12,000 units under management, Century has been able to negotiate terms and pricing levels that few can match. Contractors for capital improvements must complete Century disclosure forms which enable you to have comfort with conflicts being discovered before a contract is awarded, not after.

Life Safety Program

Century is concerned for the safety of all our residents. We review the fire safety plan of each building and distribute to both the residents and staff. This plan is customized for each building taking into account the size, means of egress and age of the building.

CenturyPay: Paying your monthly invoices couldn’t be easier. Utilizing the CenturyPay service, you have three choices for payment: Automatic monthly recurring payment, resident initiated single online payment or a pre-authorized ACH debit. Of course, traditional checks can always be mailed to our lock box account where your payments are electronically scanned for easy future retrieval.

24-Hour Paging Service
